End-to-End Delivery

Interior design and engineering delivered across Europe and the Gulf. Every project below was designed, built and taken through approvals by the same company.

WORK
Where the work sits

Four markets,
one way of working.

The portfolio is not evenly spread by accident. These are the four sectors the practice has delivered in repeatedly, and where the detail is already resolved.
01

Residential & villa

Private villas, majlis and family homes shaped around family life, privacy and climate — including the Desert Villa Majlis in Al Ain and residential work across Reem Island, Jubail Island and Saadiyat.
02

Hospitality

Hotel and guest-facing interiors where the detail has to survive daily commercial use, including a 5-star hotel and penthouse in Odessa.
03

Commercial & mixed-use

Offices, retail and mixed-use fit-out where programme, approvals and landlord conditions shape the design as much as the brief does.
04

Institutional & developer-led

Developer and institutional appointments where documentation quality and authority compliance carry as much weight as the concept.

THE JOURNAL

Perspectives on Design & Architecture

The dated record

Four decades,
in order.

A practice is easier to judge on a timeline than on a mood board. This is what was delivered, and when.
1980s

Practice founded in Italy

Architecture and interiors in an alpine context, where snow load, thermal performance and planning restraint are not optional extras.
2017–18

5-star hotel and penthouse — Odessa, Ukraine

Hospitality interiors delivered to a commercial standard of wear, with joinery and finishes detailed for daily guest use.
2019

Desert Villa Majlis — Al Ain, UAE

A private majlis and villa designed around orientation, privacy and desert climate rather than around a reference image.
2022–23

Reem Island, Jubail Island and Saadiyat — Abu Dhabi

Residential work delivered under DMT, ADDC and Estidama, with the approvals route designed in from the concept stage.
What every project shares

Different briefs.
Same discipline.

The sectors change and the climates change. Four things do not.

One appointment

Architecture, interiors, structure, MEP and approvals under a single contract — no gap between scopes for a problem to fall into.

Drawn for the code

Every project on this page was submitted to a real authority. The code is open on the desk from the first sketch, not after the first rejection.

Built, not rendered

These are completed appointments. What you are looking at survived a contractor, a site engineer and an inspector.

Detailed in-house

Coordination happens inside the studio before issue, which is why the drawings hold up on site.
